Every part of your home is important when it comes to the overall structure, but your roof provides crucial protection. However, there are some warning signs you can watch out for while you’re waiting for a roofing company to do another inspection.
Check Your Attic
It might seem most logical to look for roofing problems on the outside of your home, but your attic is actually the easiest place to spot problems. This is the first line of defense if your roof is failing, so you can catch roofing problems fairly early by looking up there.
If you’re comfortable with it, head up to your attic with a flashlight and look around a bit. If not, you can have a roofing company do it for you. What you’re looking for are any spots where water or light seem to be coming through the roof. You shouldn’t see any beams of light, nor should there be water dripping in your attic. If either of those things are happening, it’s a good sign that you should at least consider investing in a new roof.
One thing you need to think about when it comes to replacing or repairing your roof is how old your roof actually is. Just like everything else in your home, your roof is only designed to last so long. The key is looking at any warranties or records you might have that could tell you when a roofing company last repaired, reshingled or replaced your roof.
Since most homes have a typical asphalt shingle roof, we’ll use that as an example. The typical lifespan of an asphalt shingle roof is about 20 to 25 years, and that life span shortens a bit if you’re talking about a roof that was installed over an existing layer of shingles. If your roof hasn’t been replaced in 20 or 30 years, now is a good time to do it. At the very least, you should have a roofing company do a thorough inspection to check for any problems.
Check Your Shingles
Since most Oahu homeowners have a simple asphalt shingle roof, the shingles are one of the first things you should check for problems. You can check your shingles by simply leaning a ladder up against the exterior of your home, climbing it and giving them a close look. If you aren’t comfortable doing that, a roofing company can do it for you.
What you’re looking for are any small problems that may indicate the shingles are nearing the end of their life. For example, the edges of the shingles may be curling up a bit or they may even be cracked. These are signs that you need your roof reshingled at the least. You should also check your downspout for any granules that may have come off the shingles on your roof, as this is a sign that your roof is nearing the end of its life.
If there are shingles completely missing from your roof, that’s a particularly bad sign. No matter what type of problem you’ve got with your shingles, it’s always best to call a roofing company and have them do an inspection to see if anything needs to be replaced.
Another thing to consider is the type of chimney flashing you’ve got on your roof. While this isn’t always a big problem to look out for, it can be depending on your situation. If you’ve got a roof cement or tar flashing for your chimney, you’ll eventually need to have a roofing company replace it with a long-term, more effective solution. The good news is, this is as simple as having a metal flashing system installed, which will give you a watertight seal that lasts for a long time. If your chimney flashing isn’t metal, it’s best to have it replaced as soon as possible.
Roof Valley Problems
Roof valleys are an important part of your roofing because they allow water to run off so it doesn’t damage your roof. If you notice the valleys on your roof are missing a lot of shingles or the shingles seem to be more damaged in those areas, you need a new roof. In some cases, having roof valley problems could lead to a pretty bad leak in your home.
Upgrading Your Roof
Another reason you might want to consider hiring a roofing company is to upgrade your roof. While the roof you have might get the job done, that doesn’t mean you have the best possible solution. There are tons of more durable and convenient roofing options out there, although they generally cost a bit more than a simple asphalt shingle roof.
